Price your
property right!
Do
some research. Find out what price other homes
in your area have sold for. The last thing you
want to do is price it too high and have a
property sit on the market when it could have
been sold.

also recommend having a realtor provide you with
a CMA (comparative market analysis) or getting
an appraisal.
Remove as much
clutter as possible.
Most
home buyers want to image their things in the
house. This is hard to do if your stuff is all
over place. We recommend using the "when in
doubt throw it out" method here. If you are not
sure it looks good, take it out of the house.
FRESH PAINT!
Painting your house is the best way to get more
money out of your house, sell it faster and its
the easiest to do! Make sure to use a neutral
color.
Open houses
rarely sell houses but they can help.
Having an open house once or twice the first
month the home is on the market is a great way
to generate buzz from the neighbors. Sometimes
they can be your best sellers. Usually they know
someone in the market for a house. Getting a
phone call from the website has the highest
success rate of selling. These people will set
up an appointment to see the house. This is much
more efficient than an open house.
Curb Appeal is
very important!
If
you can't get them in the house, how are you
going to sell it? Make sure the exterior of your
home is looks great!
Clean the house!
Make
sure the house is spotless before showing it. If
it is not clean do not show it! Reschedule for
another day.
Have a friend(s)
walk through the house.
Brutal truth is important here! Have a friend
walk through the house and point out what looks
good and bad in the house.
Counter offer.
Negotiating back and fourth is common in real
estate transactions. Most buyers initial offer
will be low. Remember that you can always
counter offer. Also, when dealing with realtors
they are most likely going to lowball you so do
not be offended, its part of the buying and
selling process.
Get an attorney
to review the contract (BEFORE YOU SIGN).
This
will usually cost you between three to five
hundred dollars but it is well worth it. You
want to make sure the transaction is clean.
Advertise as much
as possible.
Use
direction signs! Statically 40% of houses sell
because of yard signs. You can get direction
signs from us or any hardware store. Use our
printable flyers! They are great for people
driving by in their car. Advertise on more than
one website. People who see your house on more
than one site remember it.
